I talked to a contractor today and he said plaster is hard to fix and that a lot of people end up ripping all of them out and replacing with dry wall. Thanks for letting me know! So you ended up keeping the plaster walls after K&T upgrade, by fixing and patching them? Were Aston Electric good about making small holes, take their time to preserve the plaster? K&T removal and upgrading, on the whole, is not that invasive, they will drill some holes, and cut some small opening here and there and then fish the wires through, for the top floor they went through the attic and the basement floor to fish the wires up through walls. As it was not deemed necessary by the contractor. We were also very happy with the work, and have had no issues with anything after 8 years.Īnd also, we didnt have any asbestos testing done. gave us a range and then said when we work if we discover issues we will charge more). They were the only ones who gave us a firm quote, a lot of the others were wishy washy in their quotes (i.e. We are in Toronto, and used Astron Electric. do you recommend your electrician (if so, may i have a reference)? My inspector told me I have to get someone local who is good at K&T in older homes.Īlso, is the asbestos testing done by a professional 3rd party before any electric work begins, as agreed in the contract with the electrician? or is it done if electrician finds asbestos? If there is no asbestos in lath & plaster (maybe else where in the home), is that enough for completion of K&T rewiring, so I can keep the original plaster walls? FWIW, we even redid the sections that had been "done" for K&T removal as we didnt want to take a chance. We did discover a little bit in the furnace as a separate project, but K&T removal didnt run into any asbestos issue. Lath and plaster wont have asbestos in the plaster, but asbestos will come in insulation used in the house. We went with someone local for our work, and they didnt run into any asbestos. Asbestos was something brought up by a number of people we took a quote from, they all said if they encountered asbestos, then we would need to get the asbestos removal specialists brought in on our dime. We ended up going with TD who gave us three months to get rid of the K&T. There was only one company willing to insure with K&T, but their premium was ridiculous. We ended up taking all k&t out else insurance was a huge issue. There was knob and tubing in some sections of the house (built in 1942), some sections had been updated. When we bought our house, in 2010, we had a similar situation. The real question is why do you want to work on the knob and tube? If you are concerned, there are things you can do to cut down on the possibility of asbestos exposure without actually ripping anything out. In other words, if you don't mess with it, it won't mess with you. If you do some research on asbestos, it's only an issue with it's disturbed - ie so the fibers can get into the air. now i'm just simply scared to even think about any kind of reno, having no good electrician, contractor contacts at all. i really just want to live in this home! even as is. we did budget for a small reno, but something that i thought was just knob and tube turned into this whole tear down everything and remove all asbestos laced plaster. note, there is no attic, and i would really like to keep the plaster ceiling for insulation. hence, i am freaked out about asbestos, and having to rip down all the plaster in the home. there has been signs that the original plaster was renewed/added over with newer plaster, perhaps in the 50-70's, i really have no idea.
